Buyers name the quality of the neighborhood as the number one thing they are choosing when they buy a home. In the National Association of REALTORS 2025 Profile of Home Buyers and Sellers, 59 percent of buyers said so, ahead of affordability, ahead of the commute, and four times ahead of the school district. Almost nobody markets the neighborhood. That gap is the whole opportunity, and it is what this class is about.

We will start with why buyers choose a community before they choose a house, and what that means for how you market. Then we will walk through the four pillars of an agent's marketing, Listings, Community, Market Knowledge, and Personal, and why most agents run only one and a half of them.
We will go channel by channel, Instagram, Facebook, LinkedIn, YouTube, and email, and talk about what each one is actually for and which orientation of video belongs where. And we will look at how aerial footage fits into all of it, from a neighborhood Reel with no listing attached to the closing shot of a listing video that shows a home in relation to the park and the mountains.
I will use my own footage from Foothills Film + Footage as the example throughout, because it is what I know. Everything in the class works with footage you already have, footage you shoot yourself, or your phone. Nothing in it requires you to buy anything from me. You will leave with a plan you can start the same week, covering the slow season and the six weeks around a listing.
This class is for any agent who knows they should be marketing the communities they work in more consistently and is not sure where to start, or who is already posting and is not sure it is working. You do not need a drone, a camera, or any technical background. You just need an hour.
